Miles has been a good friend of mine for about 3 years now. About a year ago, I got a call from Miles...normally he would call me on a Friday night, and see if I wanted to hang out or go to some event, but this time, it was mid-week, and the dialog went something like...(pause)..."so Dennis, I'm thinking about possibly buying a place...do you think you can help?" "Heck yeah," I said, I'll be over to your place in about 20 minutes. I grabbed my laptop, notebook, and pen, and headed over to his apartment. He had a very nice apartment off of Sierra Blvd., but he was paying $1,900 per month, and they sent him a letter, informing him that they were going to up the rent by another couple hundred dollars...I had given up on trying to convince Miles of all of the reasons why it was prime time to buy over a year before this point, but this was finally the breaking point for him. After sitting with him for a good 2 hours or so, asking a lot of questions, and viewing many listings, it was clear to me that the #1 consideration (aside from affordability of course), was proximity to his work. He worked in Rancho Cordova, and loved the idea of not having to spend 30 minutes every morning on the commute to work, and then another 45 minutes back after work. I set up a search for every property in the Rancho Cordova area within his price range, and we just looked through the listings...I explained to him the pros and cons of every listings and looked for his reaction...for instance, at first he loved the idea of own a "home"...but when I brought up questions like, "would you be okay not having short walk-ability to your favorite restaurants and stores?" or..."would you really want a huge front yard that you would never use, and which would require constant maintenance with no real value added?" - It became clear to both of us, that what Miles really wanted was something very close to work, but also close to the freeways, and something which was surrounded by his favorite restaurants, bars, gyms, and coffee shops. At that point, I told Miles to just focus on his work, and on the pre-approval process, while I personally scanned through something like 500 listings for him, to hand select the best...this was not a big deal for me, as I've literally scanned through multiple 1000's of properties for my own investment portfolio, and through the years, I've developed a skill at quickly identifying those properties which would have the best curb appeal, and after earning my real estate licence, those properties which would match up with exactly what clients would really want. It because clear to me that Miles needed a condo, due to the new age of construction and with that, very low maintenance, plus the close proximity to his work and all of the other amenities he desired. I was able to boil the search down from about 500 listings initially, to just 3. We looked at one, and it just didn't feel quite right. Then, a couple days later a new listing hit the market...this condo was located in Capital Village, which was about 1.25 miles from his work, down an easy road. The Capital Village is a highly sought after place to live for Rancho Cordovians...they have annual Christmas tree lighting celebrations, live music and movie nights in the amphitheater in the summer, and more. The condo itself is extraordinary, with a super spacious 2 car garage, 3 beds, 3 baths, a balcony...Needless to say, Miles is very happy with his purchase. He's paying less that he would have at his apartment, earning equity, and he has much better amenities!!
